Terms of Service

By accessing or using RoomFinderIndia ("the Platform"), operated by RoomFinderIndia Private Limited ("we", "us"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform.

You must be 18 years or older and legally capable of entering into a binding contract under Indian law. Landlords must be the legal owner of the property they list or have written authorisation from the owner.

RoomFinderIndia is a rental marketplace that connects property owners (landlords) with prospective tenants (renters). We provide tools for listing, search, messaging, digital lease agreements, deposit escrow, roommate matching, area ratings, service booking, and identity (KYC) verification. We do not own, rent, or manage the properties listed.

You agree to provide accurate information and keep your account credentials secure. You are responsible for all activity under your account. You may not transfer your account. We may suspend or terminate accounts that violate these Terms, engage in fraud, or post false listings.

Landlords are solely responsible for the accuracy, legality and completeness of their listings. You must not list properties you are not authorised to rent, post misleading descriptions, or misuse the platform for purposes other than long-term residential renting. We reserve the right to moderate, deactivate or remove any listing or user content at our discretion.

The Platform is free to browse and list. We charge:

• A 1% platform fee on successful online rent payments processed through our partner Razorpay.
• An 8% platform commission on completed service bookings (movers, cleaning, etc.).
• Optional premium features may be introduced in future with separate pricing.

We do not charge brokerage or listing fees. All fees are inclusive of applicable GST unless otherwise stated.

When a tenant places a security deposit via our escrow service, funds are held until a refund or release decision is reached. Landlords may claim deductions with valid reason; tenants may dispute. Unresolved disputes are reviewed by our moderation team, whose decision is binding on the parties but does not limit their rights to pursue remedies under Indian law.

Digital leases generated on the Platform are a convenience and are binding to the extent permitted by the Information Technology Act, 2000 and the Indian Contract Act, 1872. For agreements exceeding 11 months, you are responsible for applicable stamp duty and registration under your state's rental law.

We may verify user identities using government-issued ID. Submitted documents are used solely for verification and fraud prevention. We do not share KYC data with third parties except as required by law.

Our Privacy Policy explains how we collect and use personal data. By using the Platform you consent to that policy.

• Posting false, duplicate, or bait-and-switch listings
• Discriminating on the basis of religion, caste, or marital status where prohibited by law
• Using the Platform to collect brokerage outside the fees disclosed here
• Scraping, reverse engineering, or automated access without consent
• Harassment or abuse of other users, including in chat

The Platform is provided "as is". We do not guarantee the accuracy of listings, the availability of specific properties, or the outcome of any rental transaction. We are not a party to any rental agreement between landlord and tenant.

To the maximum extent permitted by Indian law, our total liability to you for any claim arising from the use of the Platform shall not exceed the fees paid by you to us in the 6 months preceding the claim.

These Terms are governed by the laws of India. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Bengaluru, Karnataka.

We may update these Terms from time to time. Material changes will be notified via email or in-app notice. Continued use of the Platform after changes constitutes acceptance.
